AP registration on registration.ap.gov.in: property, EC and vehicle routes
AP registration on registration.ap.gov.in means the Andhra Pradesh Registration and Stamps Department, not the RTO. The portal handles property deeds, slot booking, encumbrance certificate (EC) searches, certified copies, market value and marriage registration. Car and bike registration sits on Vahan and the AP Transport Department instead. Telangana deeds and ECs moved to registration.telangana.gov.in after the 2014 split.
Key takeaways
- registration.ap.gov.in is the Registration and Stamps Department portal, often called IGRS AP. It deals with deeds, not vehicles.
- An encumbrance certificate lists the registered deeds on a property for the period you choose.
- A certified copy reproduces one registered deed and needs its document number, year and SRO.
- Reported EC fees are ₹200 for up to 30 years and ₹500 for longer periods; confirm on the portal before paying.
- Telangana ECs come from registration.telangana.gov.in, so the AP site will not find a Hyderabad deed.
- For an RC, number search or transfer, use Vahan or the AP Transport Department portal.

What is AP registration?
AP registration usually means registering a document, such as a sale deed, gift deed, mortgage or lease, with the Andhra Pradesh Registration and Stamps Department. The same words also get typed by people looking for vehicle registration, which is a separate system run by the transport department and Vahan.

Two meanings, two offices
A deed is registered at a Sub-Registrar Office (SRO). A car or bike is registered at an RTO or by the dealer on Vahan. The two offices do not share records, so a property search will never show a vehicle, and a number-plate search will never show land.
Why the confusion happens
Both are called “registration”, both carry an AP prefix in casual speech, and both have state websites. Reading the full web address before you type anything saves time and stops you paying on the wrong portal.
What is registration.ap.gov.in?
registration.ap.gov.in is the official portal of the Andhra Pradesh Registration and Stamps Department. Its citizen section, reached at registration.ap.gov.in/igrs, is widely called IGRS AP after the Inspector General of Registration and Stamps, who heads the department.
What you can do there
From the portal you can prepare a deed and book a slot, search ECs, apply for certified copies, look up the market value of land, estimate stamp duty, apply for marriage and society registration, and lodge a complaint about an SRO service.
What it is not
It is not a transport, licence or challan site. It holds no RC, no driving licence and no traffic fines. Those records sit with the transport department and the national Parivahan services.
Is the AP registration site meant for vehicles?
No. The AP registration site at registration.ap.gov.in has no option for new vehicle registration, RC download, ownership transfer or number search. Those services run on Vahan and the AP Transport Department citizen portal, and a dealer registers most new vehicles for the buyer.
Where vehicle tasks go
New and second-hand vehicle work, fitness, permits and tax payment start on the state transport portal or on Vahan. Our guide to vehicle registration explains the national process step by step.
A quick self-check
If your task involves a chassis number, an insurance policy or a number plate, you need the transport side. If it involves a survey number, a door number or a deed, you are in the right place.
Which services does the AP registration website offer?
The AP registration website groups its services by task. The main ones are deed registration with slot booking, encumbrance search, certified copies, market value search, a stamp duty calculator, marriage registration, society registration, a village directory and complaint tracking. Menu labels change from time to time.
| Service | What you get | What you need |
|---|---|---|
| Deed registration | Prepared deed and SRO slot | Party, property and value details |
| Encumbrance search | List of deeds on a property | Survey or document number, SRO |
| Certified copy | Copy of one registered deed | Document number, year, SRO |
| Market value | Government value of land | District, mandal, village, survey number |
| Stamp duty calculator | Estimated duty and fees | Deed type and value |
| Marriage registration | Application to the SRO | Couple’s details, then papers at the SRO |
Logins and public tools
Some tools, such as the market value search and the basic EC search, open without a login. Others, such as the signed Online EC and deed preparation, ask you to create a user account first.
What does the Andhra Pradesh registration department do?
The Andhra Pradesh registration department registers documents under the Registration Act, 1908, collects stamp duty under the stamp law, keeps the register of deeds and issues copies and ECs from it. It works through district registrars and a network of Sub-Registrar Offices across the state.
District registrars and SROs
Each district has a District Registrar who supervises the SROs in that area. The SRO is where you sign, give your photograph and thumb impression, and get the registered deed back. The office is chosen by where the property lies.
Revenue role
Stamp duty and registration fees are a major source of state revenue, so the department also sets out how property value is assessed. That is why the market value tool sits on the same site as the EC search.
How does Andhra Pradesh registration of a property work?
Andhra Pradesh registration of a property starts with a deed draft, moves to an online entry and slot booking, and ends with signing before the Sub-Registrar. Duty is worked out on the higher of the agreed price and the government market value, then paid before or at registration.
Before the deed
Get the previous title deed, a recent EC and the tax receipts from the seller. Check that the names, survey number and boundaries match across them. A mismatch found now is far cheaper to fix than one found by a bank later.
On the day
All parties attend with ID proof and two witnesses. The Sub-Registrar checks identity, takes photos and thumb impressions, and registers the deed. The original is returned after scanning, with a document number you will need for every later search.
How does AP online registration with slot booking work?
AP online registration lets you enter deed details on the portal, check the duty and pick a time at your SRO before you travel. It cuts the waiting at the office, but it does not replace the visit: parties and witnesses still appear in person for most deeds.
- Open the IGRS portal. Go to registration.ap.gov.in/igrs and choose the deed registration option.
- Enter the deed details. Fill in the parties, the property schedule and the agreed value.
- Work out the duty. Use the stamp duty calculator and market value search on the portal.
- Book a slot. Choose a date and time at the Sub-Registrar Office for the property.
- Attend the SRO. Bring the parties, two witnesses, ID proof and original papers for signing and photos.

Saving the application
Write down the application or reference number the portal gives you. The SRO staff use it to open your entry, and you need it if you want to change the slot.
If the slot is missed
Book a fresh slot from your login rather than turning up unannounced. Offices serve booked slots first, and walk-ins may wait a long time.
Which papers does a property registration in AP need?
The papers depend on the deed type, but a typical sale deed needs the draft deed, the link documents, a recent EC, identity proof for every party, PAN or Form 60, photographs and two witnesses. Your SRO can tell you about extra papers for agricultural land or a power of attorney.

Identity and PAN
Aadhaar is the common identity proof at SROs, with a PAN card for high-value deals. A party without a PAN files Form 60, the income-tax declaration used when a PAN is needed but not held.
Link documents
The previous deed shows how the seller got the property. For older properties, bring the full chain you have. A certified copy from the portal can stand in if an original has been lost.
How do you run an AP document search?
An AP document search on the portal can mean two things: an encumbrance search, which lists deeds on a property, or a search for one deed so you can order its certified copy. Both need the right district and SRO, so find those first from an old deed or the village directory.
Searching by property
Use the survey number, door number, apartment name or village. This is the route when you are checking a property you plan to buy and do not know its deed numbers yet.
Searching by document
Use the document number and year printed on the registered deed. This route is faster and more exact, and it is the one the certified copy service relies on.
How do you search an encumbrance certificate in AP?
Open the Encumbrance Search on registration.ap.gov.in, accept the disclaimer, then enter the document number or property details with the district and SRO. The result lists every registered transaction on that property for the period you set. A signed Online EC needs a login.
- Open Encumbrance Search. Find it in the portal’s menu and read the disclaimer.
- Choose how to search. Pick document number or property details such as survey and door number.
- Select the office. Choose the district and the SRO where the property lies.
- Set the period. Enter the start and end dates you want covered.
- View the result. Read the list of deeds, or log in to download the signed Online EC.
Reading the result
Each entry shows the deed type, the parties, the date and the document number. A mortgage without a later release deed means a loan may still be open on the property.
When nil appears
A nil EC means no deed was found for those inputs, not that the land is free of claims. Recheck the village, survey number and SRO before you rely on it.
How does registration document download AP work?
Registration document download AP owners look for is the certified copy service. You give the document number, year and SRO, pay the fee, and the portal or the SRO issues a copy of the registered deed that carries the department’s certification. It is used when the original is lost or a bank needs a copy.

Plain view versus certified copy
A screen view or printout is useful for reading, but banks, courts and buyers ask for the certified copy. Order that version when the copy is going to anyone else.
Old deeds
Very old deeds may not be scanned into the online system. If the portal cannot find one, apply at the SRO that holds the volume, with whatever reference you have.
What does an EC or certified copy cost in AP?
Secondary guides report an EC fee of ₹200 for a search period up to 30 years and ₹500 for a longer period. We could not confirm certified copy fees, which depend on the pages and the deed. The payment screen on the portal shows the amount due before you pay.
| Service | Reported fee | Status |
|---|---|---|
| EC, period up to 30 years | ₹200 | Reported, confirm on portal |
| EC, period above 30 years | ₹500 | Reported, confirm on portal |
| Certified copy | Shown at payment | Not verified by us |
Paying safely
Pay only on the portal’s own gateway or at the SRO counter. Keep the transaction ID: if money leaves your account but no copy appears, the SRO can trace it with that number.
What stamp duty and registration fee apply in AP?
Stamp duty and registration fees in Andhra Pradesh are set as percentages of the property value and vary by deed type: sale, gift, mortgage, lease or settlement. The sources we could reach disagreed with each other, so we do not print rates here. Use the portal’s calculator for your exact deed.
Using the calculator
Choose the deed type, enter the agreed value and, where asked, the market value. The calculator returns the duty and fees the SRO will expect. Print or save the result and compare it with your deed writer’s figure.
Concessions and changes
States revise rates and grant concessions by government order. Before a large purchase, ask the SRO whether any recent order changes the rate for your deed type.
How do you check property market value in AP?
Open the market value search on registration.ap.gov.in, pick the district, mandal and village, then enter the survey or door number. The result shows the government value per unit for land or buildings. Duty is charged on this value when it is higher than the price in your deed.
Land versus buildings
Agricultural land is valued per acre by survey number. Urban plots and flats are valued per square yard or square foot, with separate figures for the building. Pick the right category, or the value will be wrong.
Why buyers check it
A large gap between the asking price and the market value can mean extra duty for you. Checking early helps you budget the full cost of AP registration before you sign an agreement.
What do AP regi and AP reg searches mean?
AP regi and AP reg are shortened searches that point to the same thing: the Andhra Pradesh registration portal or a registration task in the state. Most people typing them want an EC, a deed copy or a slot. Some want vehicle registration, which lives on the transport side.
Pick your task first
Decide whether you need a property service or a vehicle service before you click a search result. That choice decides the website, the office and the papers.
Use the full address
Type registration.ap.gov.in in full in the browser bar rather than trusting an abbreviated search. Short searches pull up more ads and look-alike pages.
What is an AP card?
We could not find one official document called an AP card on registration.ap.gov.in. People use the phrase loosely for different state-issued cards and for the RC smart card of an AP-registered vehicle. Check which department issues the card you actually need before you apply anywhere.
If you mean the vehicle RC card
The RC smart card for an Andhra Pradesh vehicle is issued by the transport department after registration. Our explainer on the certificate of registration covers what that card shows.
If you mean something else
For welfare or identity cards, go to the department that runs that scheme. The registration portal does not issue them, and paying a third party for one is a common scam.
What is registration ts gov in EC?
Registration ts gov in EC is the encumbrance certificate service of the Telangana Registration and Stamps Department, on registration.telangana.gov.in. People still type “ts” from the older state abbreviation. It covers properties in Telangana, including Hyderabad, which were split from the AP system after 2014.
Why Telangana has its own portal
Telangana was formed on 2 June 2014 under the Andhra Pradesh Reorganisation Act, 2014. Its SROs and registers moved to its own department and website, so a Telangana deed will not appear in an AP search.
What the TS EC shows
Like the AP version, it lists registered deeds on a property for the chosen period, with parties, dates and document numbers.
How do you get a Telangana EC online?
Open registration.telangana.gov.in, choose the EC search from the side menu, accept the terms, then search by document number and year of registration. The statement lists deeds for that property. You can also apply through a MeeSeva centre if the online search does not find your deed.

Fees in Telangana
The guide we could read gave conflicting figures for the Telangana EC fee, so we do not quote one. The portal or MeeSeva counter shows the current charge.
How do the AP and TS stamps portals differ?
The Andhra Pradesh and Telangana portals look similar and offer the same kinds of services, but they hold different records and are run by different state departments. Pick the portal by where the property lies, not by where you live today.
| Point | Andhra Pradesh | Telangana |
|---|---|---|
| Portal | registration.ap.gov.in | registration.telangana.gov.in |
| Records held | Properties in AP districts | Properties in Telangana, incl. Hyderabad |
| EC search | Encumbrance Search, Online EC | EC search in the side menu |
| Offline help | Sub-Registrar Office | SRO or MeeSeva centre |
Border cases
A property near the state border belongs to whichever state its village falls in. Check the village in the AP village directory first; if it is missing, try the Telangana portal.
Where do Andhra Pradesh vehicles get registered?
Vehicles in Andhra Pradesh are registered through the AP Transport Department, which uses the national Vahan system. A dealer usually registers a new vehicle for the buyer. The department’s citizen portal and Vahan handle transfers, address changes and other RC services.
The transport portals
The AP Transport Department’s citizen services run at aprtacitizen.epragathi.org, and its department site is aptransport.org. National services sit on Parivahan’s Vahan hub, which links every RC service in one place.
Related AP transport tasks
Licence renewals go through Sarathi; see AP DL renewal. Traffic fines are paid separately; our guide to AP e-challan explains how.
Where do you look up an AP car or bike record?
To look up a car or bike registered in Andhra Pradesh, type its number into Vahan citizen services, the mParivahan app or the AP Transport Department portal. The free result shows the model, office and validity dates with the owner name masked. The registration portal for deeds cannot do this.
Reading AP number plates
New AP vehicles get AP 39 or AP 40 series numbers under the state’s single-code policy. Our page on AP vehicle registration number owner details explains the codes and the search.
Getting the RC itself
Owners can download a digital RC from DigiLocker or mParivahan after an OTP check, so there is no need to visit any registration website.
How do you spot a fake AP registration site?
A genuine AP registration site address ends in ap.gov.in, and the Telangana one ends in telangana.gov.in. Sites with other endings, extra words in the address, or requests to pay by UPI to a person are not official, even if they copy the department’s logo.

Warning signs
Watch for pages that promise an EC “in five minutes” for a high fee, ask for your bank password, or push you to chat on a messaging app. Real portals show the fee before payment and use a bank gateway.
Agents and deed writers
Licensed deed writers can help draft a deed, but the payment and the registration still go through the official portal and the SRO. Ask for the receipt from the department, not a handwritten note.
What if the AP registration website is not working?
When the AP registration website fails to load, it is often busy or under maintenance. Try again outside office hours, use another network or browser, and clear the cache. If a search returns nothing, the inputs are more often wrong than the server.
Payment taken, no result
Do not pay again at once. Note the transaction ID and time, wait for the bank to settle, then check your login. If nothing appears, take the ID to the SRO.
Still stuck
Use the complaint option on the portal or visit the SRO for the property. Staff can run the search on the office system, which also covers deeds not yet online.
Can you register a marriage on the AP portal?
Yes, the portal accepts marriage registration applications. You fill in the couple’s details online, then submit the papers and appear at the Sub-Registrar Office to complete the process. The SRO issues the marriage certificate once the registration is done.
What to keep ready
Couples usually carry proof of age, address and identity, marriage photographs, an invitation card if one was printed, and witnesses. Ask your SRO for its exact list before the visit.
After registration
A certified copy of the marriage record can later be requested from the same SRO, which helps for passports and name changes.

Is registration.ap.gov.in the same as the AP RTO website?
No. It belongs to the Registration and Stamps Department and handles deeds, ECs and certified copies. Vehicle registration runs on Vahan and the AP Transport Department portal.
Can I download an EC from the AP registration website?
Yes. The portal offers an Encumbrance Search and an Online EC option. The signed version needs a login and the document number and year.
What is the fee for an encumbrance certificate in AP?
Guides report ₹200 for a search up to 30 years and ₹500 for a longer period. Check the amount on the payment screen, as fees can change.
How do I get a copy of my registered sale deed in AP?
Apply for a certified copy on registration.ap.gov.in with the document number, year and SRO, or ask at that Sub-Registrar Office.
Can I search a Hyderabad property on the AP portal?
No. Since Telangana was formed on 2 June 2014, its deeds and ECs are on registration.telangana.gov.in.
Does AP online registration mean no office visit?
Not for a sale deed. You prepare the deed and book a slot online, but the parties and witnesses still sign before the Sub-Registrar.
What is an AP card?
There is no single official AP card on the registration portal. People use the phrase for different state cards, so check which department issues the card you need.
Where do I check my AP vehicle registration details?
Use Vahan citizen services, the mParivahan app or the AP Transport Department citizen portal, not registration.ap.gov.in.
Is this website run by the Andhra Pradesh government?
No. Parivahan Sewa is an independent guide. Always pay and apply only on the official government portals.
Parivahan Sewa (parivahansewa-in.com) is an independent information website and is not affiliated with MoRTH, Parivahan or any state transport department. Confirm fees and rules on the official portal before you pay or apply.
